Everyone is more than excited to get their hands on HTC’s latest Android-powered mobile phone; the HTC Magic.
It vastly improves on the previous Android mobile phone and will delight users with its new features and capabilities. The new HTC magic has removed the physical keyboard which was used on T-Mobile’s G1 and replaced it with an on-screen touch keyboard that has allowed the size and weight of the mobile to drop dramatically. It is now thinner, sleeker, and the touch screen is much more accurate than previous Android handsets. The Magic will be running on Android’s “cupcake” which is a new version of Google’s mobile phone operating system.
The Cupcake version is more intuitive, quick, and robust. It allows users to access the internet with ease and its touch-based navigation is a breeze to go through.

Has the Housing Market bottomed?
We have experienced a speculative bubble in credit and housing from the mid 90’s though 2006. It will take a few more years for housing prices to reach a bottom. In the long run, housing prices have barely outpaced inflation.
Since WW2, on average, housing prices outpaced inflation by .7% a year. From 1997 to 2006 housing prices had grown 85% more than inflation! Most of the gains in Real Estate in the last few decades were actually made by owning a fixed rate mortgage that cost less than the rate of inflation.
A 5% or 4% fixed rate mortgage might sound attractive at first look, but it should be compared to a 2008 cpi that was unchanged, and a U.S. median house price that was down approximately 20%. So the real cost of a mortgage in today’s environment is extremely high. Another major negative is the credit situation, opening the flood gates to equity release and such forth!
The securitization market for mortgages is dead, in fact many of the big banks are Zombies. Credit will be very tight for mortgages for many years, particularly for those who want to make a quick property sale and move out. It’s impossible to know when exactly the housing market will bottom out, but it seems clear that we still have quite a ways to go.

The team of Catalonia, almost a country within a country, is owned by the fans who have a huge say in proceedings at the club. The people of Catalonia have given their hearts to their club and Barcelona is trying not to disappoint. When the two teams meet it appears that it is the capital of Catalonia versus the Capital of Spain. The Catalonian people feel independent and whenever they triumph against their arch rivals it makes that feeling grow stronger.
Described by many as one of the fiercest rivalries in football, el gran classico is watched by millions everytime they meet. The most recent meeting saw Barcelona triumph over Madrid but Madrid have managed to keep up with Barcelona pace and the final running is proving tight. With Madrid not willing to concede their championship just yet, the last few games of the league are sure to be thrilling, especially as the two are scheduled to meet again.
The two teams provide the league with most of its superstars. The person who no one can take their eyes of at the minute is Lionel Messi. Almost nailed on to win the World Player of the Year, Messi makes their archrivals envious. With Madrid without a permanent manager for the future they seem to be in limbo on and off the pitch. Trying to keep up with Barcelona and establish dominance once again is top of their agenda.
So as the season draws to a close it couldn’t be any tighter at the top. Seeming almost like a movie, it looks as if the gran classico will decide who will walk away with the La Liga championship.

Beds and why a good one is so important. I recently bought a new bed, not because I was feeling flush with money or because I wanted to please my wife but because the old bed we had was on its last legs. Back in the day when I bought it I liked the look of a cast iron bed with a wrought iron headboard. I didn’t realise the bed came in 3 sections and those sections would make an awful sound after a few years due to the metal rubbing against itself. Last week I had finally had enough and purchased a new bed with a new mattress to go with it.
It is a chrome steel frame in a modern style with a fully lined and sprung mattress and I have never had such a restful and restorative nights sleep in such a long time. I can’t recommend highly enough the value of a good new bed for helping you sleep and letting you distress. As my mom used to say “Buy good shoes and a good bed, because if you are not in one you’re in the other.”

Memory Foam beds can be a very effective treatment for back problems. My grandmother’s doctor asked her to look into getting a memory foam bed after a hip replacement. She bought a new bed with memory foam built in, as well as a mattress topper that was made of polyurethane, which is what most memory foam is made out of. When she slept on her spring mattress, she had problems sleeping after surgery. Once she got her new memory foam bed in, she slept on average 8-9 hours a night.
She states that sleeping on her memory foam bed is not just a better night’s sleep; it’s the answer to her back problems. If someone with chronic back pain can get a better night’s sleep from memory foam, I believe it’s definitely worth a try. Remember, you don’t have to buy a new mattress. There’s a huge variety of mattress toppers made of memory foam that would serve as a tester. If you like it, then you’ll love a memory foam bed!

The outlook for the current housing market is bleak and many homeowners are facing desperate circumstances, with sell and rent back agreements rife in the industry. Despite a significant decline in the market of available buyers, home prices are not expected plunge dramatically because, in order to market their homes, sellers realise that they would have to drop their prices drastically and sell at a loss. Before doing that, however, they are much more likely to take their homes off of the market.
In the mortgage market, mortgage rates are available at a low 6%, but even lower rates are expected in the near future to keep liquidity in the market. Liquidity is needed to allow mortgage holders the flexibility to re-finance rather than succumbing to foreclosure. Still, mortgage applications are low and many homeowners are in financial difficulty after buying a new home and failing to sell their previous home, leaving them with two mortgages to carry. While the market appears to be at its worst now, experts anticipate that, in 2009, the housing and mortgage markets could suffer further financial devastation.

While the current decline in the housing market is bad news for existing home owners (especially those looking to sell their homes in the near future), it provides excellent opportunities for the wise investor. As with other competitive markets, investors must be prudent and make well-informed decisions. Simply going on a buying spree because “houses are selling at bargain prices,” especially to turn the investments around for a quick profit, can be a dangerous move. While all markets are cyclical, and downward trend will eventually swing upwards, predicting the timing of the turnaround is nearly impossible. It is better to focus on a time range during which the turnaround can be expected to occur. This is especially true given that measures taken currently to improve the conditions of the market may take months and sometimes years before the effects materialize. It is unlikely that conditions in the housing market will significantly improve in 2009. Therefore, investors seeking to take advantage of current low prices must be prepared to “buy and hold” as apposed to “sell and rent back”. Those who intend to finance the purchases must bear in mind that the employment market is also on a downturn. Sources of future cash flow must be identified in case of unemployment, especially for those who have high debt-to-income ratios.

Bingo is a fun game that people of all ages can play. Finding a bingo hall or parlour is crucial. Local organizations, especially civic organizations, usually offer bingo nights at least once weekly. A forty year old banker has as much chance of winning as does a five year old child. Bingo can also be an educational game for children. It helps them with number recognition skills as well as letter recognition. Playing Bingo increases their hand eye coordination and can be a wonderful setting in which a child can practice their social skills. In general, it would be pretty hard to find something negative to say about Bingo.
